“Partner with the Developer”
LOT INVESTMENT PROGRAM
We would like to introduce you to Cheyenne Meadows “Partner with the Developer” Lot Investment Program. The “Partner with the Developer” Lot Investment Program is designed to provide real estate investors with all of the advantages of investing in Kingman’s newest planned subdivision, Cheyenne Meadows, without taking the risks
normally associated with purchasing a new home as an investment. The “Partner with the Developer” program is outlined as follows:
- Lot Purchase Price: $60,000
- Purchase Terms:
- $40,000 cash to seller: This can be provided through the following types of purchases:
- All Cash OR Cash Down Payment Plus New Loan (any minimum to maximum)
- $20,000 seller note: The seller note will have the following terms:
- Subordination Agreement
- 2-Year Term with No Pre-Payment Penalty
- Zero Interest
- Program Highlights:
- Investor purchases the lot and takes title.
- Developer procures a buyer to purchase a home to be built on the investor’s lot.
- The home is built and the new home buyer closes escrow
- Investor receives his investment back plus profit
- The term of the “Partner with the Developer” investment program is two (2) years.
In order to mitigate the risks associated with any real estate investment, Cheyenne Meadows “Partner with the Developer” Lot Investment Program provides the following warranty:
- If the developer fails to procure a qualified purchaser for a finished home on the investor’s lot within
2 years then the developer will “reconvey” the seller note back to the lot investor. This will in
essence provide a scenario where the lot investor’s worst case scenario is purchasing a finished lot
for $40,000. The investor and developer may extend the program upon mutual consent.
